New HOAs, for which a building permit application was submitted after January 1, 2020, are required to undergo inspections within 6 years of the certificate of occupancy issuance and thereafter, once every nine years.
DEI’s inspection entails providing the association with a comprehensive report immediately upon completion. The detailed report covers various aspects including identification of building components, their physical condition, expected useful life, repair recommendations, and is authenticated with the stamp/signature of the inspector.
In cases where the visual inspection reveals conditions suggestive of water infiltration into the associatedwaterproofing system, potentially endangering load-bearing components, further examination may be warranted. The decision for additional testing rests with the inspector’s professional judgment, considering the necessity, scope, and extent of any further inspection.
